Roof Soft Washing

Roof Cleaning in Jacksonville, FL

Low-pressure roof cleaning that removes the organic buildup causing black streaking — without stripping your shingles.

What Those Streaks Are

Roof Soft Washing for Jacksonville Homes

The dark vertical streaking on Florida roofs is not dirt and it is not shingle failure. It is largely Gloeocapsa magma, a hardy cyanobacteria that feeds on the limestone filler in asphalt shingles and spreads downward as rain carries it across the roof plane. Jacksonville's humidity, warmth and long wet season make it thoroughly at home here.

It typically appears first on the north-facing slope, which dries slowest, and under overhanging branches. Once established it spreads, and neighbouring roofs tend to follow because it is airborne.

The important part: a roof must never be pressure washed. High pressure strips the protective granules from asphalt shingles, drives water up under the shingle course and through flashing details, and can void manufacturer warranties. Roof cleaning is done as a soft wash — low-pressure application of a cleaning solution that kills and releases the growth, followed by a gentle rinse. If a contractor proposes putting a pressure washer on your roof, that is the end of the conversation.

What We Clean

What Roof Cleaning Addresses

Everything that grows on a Florida roof, and the areas around it that catch the runoff.

Black streaking

The signature dark stains running down the slope. The most common reason people call.

Moss & lichen

Raised growth that grips the shingle surface. Lichen in particular takes time to release fully.

Algae film

The broader green-grey discolouration that dulls the whole roof plane.

Tile roof growth

Concrete and clay tile hold moisture in the valleys and grow readily in shaded sections.

Gutters & fascia

Cleaned alongside so runoff does not leave a clean roof over dirty trim.

Screen & lanai roofs

Pool cage roofs and patio covers, soft washed at the same visit.

Our Process

Our Roof Cleaning Process

Careful, low-pressure and heavily focused on what happens below the roofline.

1

Inspect from the ground and roof

Roof material, age, pitch, condition, flashing and gutter state all assessed before anything is applied.

2

Protect everything below

Landscaping, gutters, downspout outlets, screens, pool cages and driveways saturated and covered as needed.

3

Apply and dwell

Low-pressure application across the affected slopes, with dwell time for the solution to work. No scrubbing, no pressure.

4

Rinse and re-rinse

Gentle rinse of the roof, then a second rinse of gutters, walls, walkways and landscaping below.

Roof Cleaning FAQs

Will roof cleaning damage my shingles?

Not when it is done as a low-pressure soft wash, which is the method roofing manufacturers and industry bodies point to for removing algae. What damages shingles is pressure washing — it strips the granule layer that protects the asphalt underneath. We do not put pressure on roofs.

How long until the streaks come back?

It depends heavily on your specific roof: how much shade it gets, whether branches overhang it, which direction the affected slope faces, and how humid the microclimate around your house is. Jacksonville roofs under heavy oak canopy regrow noticeably faster than roofs on open lots. We would rather set an honest expectation at the estimate than quote a number that suits marketing.

Do you walk on the roof?

Only when the roof material, pitch and condition make it safe, and we minimise it. Most residential roof cleaning in Jacksonville is performed from ladders and the ground using low-pressure application equipment, which is both safer for our crew and gentler on your roof.

Can you clean a tile roof?

Yes. Concrete and clay tile are cleaned at low pressure too — tile is walked on carefully if at all, because it cracks under point loads, and forcing water between tiles causes exactly the problems you would expect. It is a slower job than shingle and is priced accordingly.

Is roof cleaning worth it, or should I just replace the roof?

Streaking is a surface growth issue and not by itself a sign that the roof has failed. If your roof is structurally sound and simply looks bad, cleaning restores its appearance for a fraction of replacement cost. If the roof is near end of life, curling, or losing granules heavily, cleaning is not the right spend and we will tell you that. We are not roofers, so for anything structural you want a licensed roofing contractor's opinion.
