What we can say generally: Jacksonville is an unusual market for exterior cleaning. Within twenty minutes of each other you have 1920s brick and lime mortar in Avondale, block-and-stucco under dense oak canopy in Mandarin, tile roofs in San Marco, paver hardscape and salt air in Ponte Vedra, and well-water rust staining in Clay County. A crew that only knows one method will do damage in at least three of those places.
That is the reasoning behind how we work. Every property gets walked before anything is sprayed. Surfaces get identified, existing damage gets noted, and the method is chosen to fit the material — high pressure with a surface cleaner on durable flatwork, low-pressure soft washing on roofs, painted siding, stucco and screens.
What we will and won't tell you
We will tell you when a stain is unlikely to come out completely — deep oil in porous concrete, lichen shadowing on an old roof, staining that has penetrated paint rather than sitting on it. Setting that expectation before the work is a better experience than explaining it afterwards.
We will also tell you when cleaning is not the right spend. A roof at the end of its life does not need cleaning, and we would rather point you to a roofing contractor than take money for a service that will not solve your problem.

Who are you and what do you do?
First Coast Exterior Cleaning is a locally owned exterior cleaning company based in Jacksonville, Florida. We provide pressure washing and soft washing for residential and commercial properties — house washing, roof cleaning, driveway and concrete cleaning, paver and patio cleaning, and commercial and HOA exterior maintenance — across Duval, Clay and St. Johns counties.
What makes you different from other pressure washing companies?
Method selection. A large share of exterior cleaning complaints come from contractors using high pressure on surfaces that needed soft washing, or wanding concrete freehand instead of using a surface cleaner. We identify the surface first and choose the method second, and we will tell you honestly when a stain is unlikely to come out completely.
