Exterior House Cleaning

House Washing in Jacksonville, FL

Dirt, algae, mildew and pollen come off. Your siding, trim and paint stay where they are.

Why It Matters

Exterior House Cleaning for Jacksonville Homes

A house wash is the single highest-impact exterior service on most Jacksonville properties. Siding does not usually fade evenly — it develops a film of pollen, dust and organic growth that dulls the colour and shows up worst on the shaded, north-facing walls where moisture lingers longest.

The green and grey discolouration people describe as "dirt" on First Coast homes is generally algae and mildew, which are living organisms. That is why a garden hose does not fix it and why it comes back faster each year once it is established. Removing it properly means treating the growth, not just rinsing the wall.

Almost every residential house wash we perform in Jacksonville is a soft wash. Low pressure with the right cleaning solution removes the growth thoroughly without forcing water behind siding, under trim, into window seals or through wall penetrations. High pressure on a wall is fast, and it is how homes end up with water intrusion and streaked paint.

What We Clean

Siding Types We Work With

Jacksonville has an unusually wide mix of exterior materials — 1920s Riverside brick, 1970s Mandarin block and stucco, and new fiber cement out in St. Johns. Each one wants a different approach.

Vinyl siding

The most forgiving surface, but also the one most often damaged by wanding at close range. Soft washed and rinsed top-down.

Stucco & painted block

Porous and prone to holding growth. Low pressure only — high pressure chips stucco and pulls paint.

Fiber cement & hardboard

Cleans up well, but the seams and butt joints are exactly where forced water causes problems.

Brick

Durable, though older mortar joints in historic Riverside and Springfield homes need a gentler touch than they look like they need.

Soffits & gutter faces

Where black streaking and spider webbing collect. Often the most visible improvement of the whole job.

Screens & enclosures

Lanai screens and window screens rinse clean at low pressure — and tear instantly at high pressure.

Our Process

Our House Washing Process

Consistent, methodical and boring — which is what you want when someone is spraying water at your house.

1

Inspect & identify

Siding type, existing damage, loose trim, failed seals, open outlets and irrigation heads all get noted first.

2

Protect landscaping

Plants and beds are saturated with clean water before any solution is applied, and rinsed again afterwards.

3

Soft wash top-down

Low pressure application, appropriate dwell time to break down the organic growth, working with gravity rather than against it.

4

Rinse & walk through

Complete rinse of siding, windows, walkways and beds — then we look at it with you.

House Washing FAQs

How often should a Jacksonville house be washed?

Once a year suits most homes here. Properties with heavy tree canopy, dense shade, north-facing walls or proximity to water often want it sooner — sometimes every eight to ten months. Open, sunny lots can stretch longer. Full breakdown by property type.

Will house washing damage my plants?

Landscaping is pre-wet with clean water before anything else happens and rinsed thoroughly afterwards, which is the standard precaution. Tell us about anything unusually sensitive — new sod, orchids, a vegetable bed, koi pond — and we will take extra steps or work around it.

Can you remove black streaks from my gutters?

Those vertical black streaks on gutter faces are a specific type of oxidized buildup that does not come off with a normal house wash rinse. They need a dedicated gutter brightening treatment, which we can quote as an add-on. Ask about it when you request your estimate.

Does house washing include the windows?

Exterior glass gets rinsed as part of the wash and generally looks much better afterwards, but that is not the same as a professional window cleaning with squeegee work and detailed frames. If you want spot-free glass, mention it and we will quote it separately.

What if my siding is old or already damaged?

Tell us before we start. Chalky oxidized vinyl, failing paint, soft wood and cracked stucco all behave differently under cleaning. In some cases cleaning reveals damage that was hidden under the growth — we would rather point that out in the estimate than surprise you with it afterwards.
