1. Surface type

2. Square footage and layout

Bigger costs more, but layout matters as much as area. A simple rectangular driveway cleans faster than the same square footage split into a walkway, three steps, a side path and a courtyard, all of which need edge detailing.

3. Current condition

Light pollen film is one pass. Heavy established algae needs pre-treatment and dwell time. Deep-set oil, rust or tannin staining needs dedicated treatments. A property cleaned every year costs less to maintain than one being recovered after five.

4. Access and height

Two-storey elevations, steep roofs, narrow side yards, gated rear access, second-floor balconies, no nearby water spigot, or a slope that complicates runoff all add time. So does anything requiring ladder work rather than ground-level application.

5. Scope

Bundling reduces the per-item cost, because mobilisation, setup and protection happen once. A house wash plus driveway booked together is nearly always cheaper than the same two booked a month apart.

6. Add-ons

Gutter face brightening, rust stain treatment, oil spot treatment, paver re-sanding and paver sealing are separate line items because they take separate products and separate time.

What to ask for: a written scope listing every surface included, the method used on each, and anything explicitly excluded. A verbal number with no scope is not a quote — it is a starting position.

What an unusually low quote usually means

There are only a handful of ways to be dramatically cheaper than everyone else, and none of them are good:

  • No insurance. The largest fixed cost in this business. Skipping it makes any damage your problem.
  • No pre-treatment. Skipping the solution step makes the job much faster and the result much shorter-lived.
  • Wand instead of surface cleaner. Faster to set up, and the source of striped concrete.
  • Pressure on everything. Soft washing takes time. High pressure on your roof and siding is quicker — and the damage shows up later.
  • Bait pricing. A low headline number that grows once the crew is on site.

How to compare quotes fairly

  1. Confirm each quote covers the same surfaces — check soffits, gutter faces, walkways and steps specifically.
  2. Ask what method each surface gets. Roof and siding should be soft wash. Concrete should be surface cleaner.
  3. Ask whether pre-treatment is included on concrete.
  4. Ask for proof of insurance. A legitimate company produces it without hesitation.
  5. Check whether paver work includes joint sand replacement.
