People who move to Jacksonville from drier parts of the country are consistently surprised by how quickly exterior surfaces need attention here. It is not that Florida is dirtier. It is that the climate keeps surfaces damp for far more hours of the year, and dampness is the limiting factor for the organisms that cause most exterior discolouration.
The mechanism, briefly
Jacksonville sits in a humid subtropical climate: warm, wet summers and mild winters. High dew points mean that on a large share of nights, surfaces cool below dew point and condensation forms — so your walls, roof and concrete are physically wet at dawn even when it has not rained.

Near water

- Spring: heavy pollen. Most rinses away; what remains bonds into a film that needs washing.
- Summer: peak humidity, daily storms, fastest organic growth of the year.

- Winter: the slowest growth period, and generally the easiest time to schedule work.
What holds up better, and what struggles
- Porous surfaces — stucco, unsealed concrete, older brick, wood — hold moisture in the material and support growth readily.
- Non-porous surfaces — vinyl, metal, sealed concrete — hold growth on the surface, where it is easier to remove but still visible.
- Horizontal surfaces stay wet longer than vertical ones, which is why flatwork and roofs tend to look worse before walls do.
- North and east elevations outperform south and west elevations for staying dirty, every time.
The practical takeaway: you cannot change the climate, but you can change how long your surfaces stay wet. Irrigation aim, branch clearance and drainage are the three levers homeowners actually control — and they meaningfully extend the interval between cleanings.
Why method matters more in a humid climate
Because growth here is biological and persistent, cleaning that removes only what is visible fails quickly. This is the core argument for soft washing over pure pressure on walls and roofs, and for pre-treating concrete before surface cleaning it. In a dry climate, blasting dirt off works fine. Here, the dirt grows back.
